It depends on the area, how much old turf and soil has to come out, and access for materials, so we quote after measuring. The quote is a fixed price covering removal, soil preparation, sod, laying and the first-month care plan.
Sod gives a usable lawn in about three weeks and holds a slope; seed costs less on large open areas but takes a season and steady weeding to establish in Vancouver's climate. For most city lots we recommend sod; for a big back lawn or a strata field, seeding is often the better value. We do both and will tell you which fits.
Topdressing spreads a thin layer of screened soil and compost over the existing lawn and works it in, usually with overseeding. It levels bumps, feeds the soil and thickens thin or mossy patches. If the lawn is more than half decent grass, topdressing in spring or fall rebuilds it for a fraction of the cost of replacement.
Spring (April to June) and early fall (September to mid-October) are best: warm soil, reliable rain, and no summer watering restrictions to fight. We lay sod in summer too, but watering has to be disciplined.
Keep off it for two weeks, then light use. The first cut is at about three weeks, once the sod cannot be lifted at a corner. Full use after four to six weeks.

We remove it. Laying sod over old turf traps a layer that rots and leaves a spongy, uneven lawn. Stripping it and preparing the soil is what makes the new lawn last.
